Independent asbestos sampler documenting a suspect material on a commercial job

Pre-construction, renovation and demolition

Pre-construction asbestos testing — clear the material before the crew swings

Renovation and demolition are exactly where asbestos liability is created: the moment a saw enters an unknown material, an intact hazard becomes airborne exposure. Testing first is the cheapest day of the whole project — it protects the crew, the schedule, and the permit.

Who this is built for

  • General contractors and remodelers on a fixed schedule
  • Demolition contractors needing a pre-demo testing
  • Architects and owner's reps writing scope documents
  • Municipal and school facility projects with notification duties

What an account actually gets

Sequenced to the schedule, not the other way round

Sampling happens before demo mobilization, so the surprise is found on paper instead of mid-tear-out. Rush turnaround exists precisely for the case where the crew is already staged.

Testing scoped by homogeneous area

Suspect materials are sampled by homogeneous area — popcorn and skim-coat ceilings, drywall joint compound, floor tile and mastic, linoleum backing, roofing, stucco, pipe and duct insulation, window glazing and caulk.

Documentation a permit desk accepts

Reports state material, location, quantity and determination clearly enough to attach to a demolition notification or permit file, and to write an abatement scope from if one is needed.

No abatement upsell in the loop

We collect and test material. ClearGuard does not sell removal work, keeping the finding independent. A positive result costs us nothing and earns us nothing, which is the whole reason an owner should trust a pre-demo testing.

How the workflow runs

  1. 1

    Share the scope

What is being opened, cut, or demolished — plans or photos help.

  2. 2

    Materials identified

Sampler walks the work area and logs each suspect homogeneous material.

  3. 3

    Contained sampling

Small, wetted, patched samples — the work area stays usable.

  4. 4

    Accredited analysis

PLM with point count where the result is borderline.

  5. 5

    Go / no-go report

Clear per-material determination so demo either starts or gets an abatement scope.

What you receive

  • Pre-demolition lab test report
  • Material inventory by homogeneous area with locations
  • Photos of every sample point
  • Chain-of-custody record for each sample
  • Determination usable for notification and permitting
  • Abatement scope reference for whichever contractor you choose

Turnaround

Standard accredited results in 24 hours. Optional 4–8 hour expedited results add $99 in supported markets, with availability confirmed before dispatch.

Questions companies ask before opening an account

How many samples does a renovation usually need?

Most single-room remodels touch one to three suspect materials. Full gut renovations and demolitions commonly run five to ten homogeneous areas. Dispatch confirms the count and the price before anyone mobilizes.

Can testing happen with the building occupied?

Yes. Samples are small, wetted to suppress fibers, and patched. Occupied units and operating businesses are routine.

How fast can we get results if demo is already scheduled?

Optional 4–8 hour expedited turnaround adds $99 in markets where the lab network supports it, with availability confirmed before dispatch.

Do we need testing on a newer building?

Asbestos-containing materials were still legally installed well after the common cutoff dates people quote. If the assembly is of unknown vintage, sampling is cheaper than assuming.
