Asbestos Testing Before Demolition in Toronto — Testing Before the Machine Arrives
A Toronto demolition needs a full pre-demolition asbestos testing before the structure is touched, because demolition disturbs every material at once and no material can be assumed clean. The testing inventories each suspect material in the structure — texture, tile, mastic, insulation, transite, caulking, roofing — with accredited lab results in 24 hours, giving the demolition contractor the classification it needs before mobilising.
- Whole-structure inventory rather than a single-material spot check
- Sequenced so abatement, if needed, does not delay the machine
- Documentation for the contractor, the owner and the Ministry file
- Testing only — we never bid the abatement we identify

What we actually find in Toronto
Demolition is the one situation where partial testing is indefensible. A renovation can be scoped to what is being opened; a demolition opens everything, including the materials nobody sees — flue pipe, transite panels behind cladding, boiler insulation in the crawl space, roofing felts and mastics.
In the GTA the pinch point is almost always sequencing. Owners book the machine, then discover that a positive material means licensed abatement first. Testinging early converts that from a schedule crisis into a line item: you know before mobilisation whether abatement is in the critical path.
Our report is written to be handed straight to the demolition contractor and, if asked, to the Ministry: material, location, quantity estimate, lab result, chain of custody, collector identification, sampling photographs.
Ontario test line: Roughly two thirds of GTA housing predates 1990, and Ontario allowed asbestos in building products well into the 1980s — so pre-1990 is the practical test line here, not 1978.

The steps
How Toronto asbestos testing works, step by step
01
Tell us what you're about to disturb
Call, text a photo, or fill out the form. We identify the suspect materials, estimate the sample count, and lock in your flat price before anyone is dispatched.
02
A certified inspector collects the samples safely
Each distinct material is wetted down, a coin-sized piece is cut, sealed, labeled and logged under chain of custody. The mark left behind is smaller than a light-switch plate, and the space is left clean.
03
An accredited lab runs the PLM analysis
Samples are examined by Polarized Light Microscopy with dispersion staining — the EPA-recognized method for bulk building materials — with point counting available for borderline results.
04
You get a written report within 24 hours
A PDF lists every sample location, the analytical method, the fiber type detected and the reported percentage.
What you receive
What goes into your written lab report
You get a PDF that records the sampled material, collection details, analytical method and laboratory result. It is the lab record for the material collected during your appointment.
- Property address, inspection date and inspector identification
- A description and photo reference for every material sampled
- Asbestos type detected (chrysotile, amosite, crocidolite) and percentage per layer
- Clear pass/fail language: asbestos detected or none detected at the 1% threshold
- Laboratory accreditation details and the analytical method used
- Full chain-of-custody documentation from collection through analysis

FAQ
Toronto asbestos testing questions
How long before the demolition date should we test?
At least a week if you can. Sampling and lab work take about a day, but if something comes back positive you want time to book licensed abatement without pushing the machine date.
Do you testing commercial buildings too?
Yes — interior strip-outs, industrial buildings, retail units and multi-residential. Larger structures take more samples and a longer site visit, and we quote them by scope after a short call.
How fast can someone collect samples in Toronto?
Most Toronto addresses get a same-day or next-morning window. A GTA technician collects the samples, and the accredited lab returns written results in 24 hours on a standard order, or 4–8 hours on a confirmed rush.
What does asbestos testing cost in Toronto?
$475–$575 CAD covers the visit, contained sampling, chain of custody and the PDF report. A single material starts at $350 CAD, or $249 CAD with code CLEAR50. Multi-material renovation testing sit at the top of the band.
Is a lab report legally required before renovation in Ontario?
Once you hire anyone to do the work, the project is a workplace and O. Reg. 278/05 (Ontario) requires the owner to tell the contractor whether the materials being disturbed contain asbestos. A written accredited lab result is how that duty is discharged — a visual guess is not.
Do you also remove the asbestos you find?
No, and that is deliberate. We only test. Because we never bid removal or abatement, a positive result cannot make us money, so the report holds up with your contractor, your insurer and the Ministry.

Straight answer on our popcorn ceiling
1969 ceiling texture and no idea what was in it. The report was plain English with a photo of every sample point, and the $50 came off without me asking twice.
